The Pinnacle Towers is a commercial and residential development that offers a highly resolved urban and architectural solution. The first of two residential towers at 15th and Island was recently topped off in the East Village. At 479 feet tall, it is San Diego’s tallest residential tower and fourth tallest overall building.
The building has four major components: a five-story podium with commercial and residential amenities at ground level and residential uses above; a 45-story residential `Tower-1’ to the south; a 45-story residential `Tower-2’ to the north; a five-story below grade parking structure; and a public park to the west totaling approximately 1,000,000 sq ft.
Verdantas’ opportunity at this site began in 1998 with a geotechnical exploration contracted by CCDC a City of San Diego downtown development entity which has since been reorganized to Civic San Diego. Pinnacle acquired the property and Verdantas remained on the team. Our team performed an updated geotechnical and fault exploration in 2006.
Following completion of construction which Verdantas also provided geotechnical observation and testing services), Verdantas next performed a Performance Based Seismic design analysis for the second tower and produced a site-specific Ground Motion Report which was reviewed and approved by a Peer Review Panel contracted by the City of San Diego. The Performance Based approach and associated seismic analysis enabled the developer to save at least 10% of the cost in concrete and structural reinforcement during construction of the second tower.
